Whitley Bay Care Home, a four-storey structure built in 1907 and recognised for its local architectural and historic importance, is currently being transformed into a 90-room care facility for young people with disabilities and elderly residents, including those living with dementia. Formerly the Rex Hotel and later the Deep nightclub, the building occupies a prominent seafront position at the junction of South Parade and the main promenade.
CRL was appointed to undertake essential concrete and structural refurbishment works as part of the redevelopment, delivering a focused eight-week programme to stabilise key elements and support the wider restoration effort.
CRL was engaged to deliver specialist concrete and structural repairs to a prominent seafront building located at the junction of South Parade and the main promenade. The eight-week programme focused on internal concrete beam and soffit remediation, external stonework repairs, and additional refurbishment to ageing structural trusses original to the building’s construction.
CRL completed the internal concrete repairs first to avoid disruption to existing trades, before progressing to the external elements. Although the external repair volume was lower, the intricate concrete detailing required multi-radius rebuilding to ensure full integration with undamaged substrates. The restoration works achieved a high-quality finish, supported by crack repair using the Nitokit LV system, followed by Renderoc profiling. With structural repairs complete, the client can now advance with final façade painting ahead of the building’s planned reopening in late 2024.
The trusses were prepared to ST3 and coated using a client-approved Macropoxy proprietary system. Internal and external concrete repairs incorporated Fosroc Nitoprime Zincrich Plus for reinforcement protection, Fosroc Nitobond HAR as the bonding agent, and Fosroc Renderoc HBS for structural reinstatement, with Fosroc Render ST05 applied as a levelling coat where required.

"Working with Malhotra Group on this scheme has been a real privilege. We understood the importance of preserving both the structure and the aesthetics of the building, and our team approached every element with care and precision. Delivering the works ahead of schedule, while maintaining the highest quality, has strengthened our partnership, and we’re delighted that this project has already led to discussions on future opportunities together."

To ensure long-term asset preservation, CRL incorporated durable repair mortars, anti-corrosion primers, and protective coating systems designed to extend the service life of both concrete and steel components.
By reinstating structural integrity and preparing all surfaces for future protective coatings, CRL enhanced resistance to coastal exposure, reduced whole-life maintenance demands, and safeguarded the building for sustained operational use.
