Multi-Storey Car Parks Concrete Repair Coatings Membranes Cleaning & Preparation Projects

Queensgate Shopping Centre in Peterborough is a major regional retail destination supported by a series of multi-storey car parks forming a critical part of the town centre infrastructure. As part of a £7.5 million investment programme, CRL was appointed to deliver Phase 1 of a total structural renovation and services upgrade to the car parks.

The project was driven by ageing finishes, deck defects and outdated electrical and safety systems that no longer met modern expectations. The refurbishment was designed to improve safety, functionality and user experience while preserving the structural integrity and long-term value of these heavily trafficked assets.

Services undertaken

  • Removal of existing deck coatings

  • Identification and repair of defects to concrete decks

  • Assessment and overhaul of existing cathodic protection systems

  • Replacement of reference anodes, wiring and control systems

  • Refurbishment of lift lobbies and stairwells

  • Installation of suspended ceilings and impact-resistant wall boarding

  • Colour coding of stairwell entrances and exits

  • Replacement of lighting systems with motion-sensitive LED technology

  • Improvements to entry and exit systems

Tailored tools for every job

Phase 1 of the Queensgate MSCP renovation involved a coordinated programme of concrete repairs, deck resurfacing and services upgrades carried out within a live retail environment. Following the removal of existing deck coatings, CRL undertook detailed inspections to identify defects within the concrete decks. All defective areas were repaired prior to reinstatement, ensuring the structural decks were sound and suitably prepared for new protective systems.

Approximately 10,000 square metres of colour-coded anti-slip deck coating was applied to levels four through twelve. The coating system was selected to enhance skid resistance, durability and visual clarity, improving both safety and traffic flow. Levels two and three were re-tarmacked, providing a robust and durable running surface appropriate to the loading and traffic demands of these levels.

The existing cathodic protection system installed to levels two and three was comprehensively assessed as part of the works. CRL overhauled the system, replacing reference anodes, wiring and control equipment to restore functionality and ensure ongoing protection of the reinforced concrete structure. This intervention was critical to managing corrosion risk and extending the service life of the decks.

In parallel with the structural works, CRL delivered extensive internal refurbishments to lift lobbies and stairwells. New suspended ceilings were installed, along with impact-resistant wall linings designed to withstand high pedestrian usage. Stairwell entrances and exits were colour coded to align with the wider car park scheme and directional signage, improving wayfinding and user confidence.

All lighting and CCTV systems were fully replaced across every level. The new motion-sensitive lighting operates at a reduced output of 10 percent until activated by vehicles or pedestrians, delivering significant energy and environmental benefits. To support these upgrades, the existing operations room was refitted to accommodate a modern remote monitoring station. CRL’s ability to integrate concrete repairs, structural repairs UK expertise and building services within a single coordinated programme demonstrates a strong asset management capability and a clear focus on long-term performance.

“This project was about more than just repairs, it was about improving how the car parks work and feel for everyday users. By combining targeted concrete repairs, upgraded cathodic protection and modern lighting and safety systems, we were able to significantly extend the life of the structure while creating a brighter, safer and more intuitive environment.

Durability and future resilience were central to the renovation strategy. Comprehensive removal of existing coatings and targeted concrete repairs ensured that defects were fully addressed before new systems were applied. The anti-slip deck coatings provide a protective barrier that reduces water ingress, limits wear and enhances safety under continuous traffic conditions.

The overhaul of the cathodic protection system reinstates active corrosion control to critical areas, significantly reducing the risk of reinforcement deterioration and unplanned future repairs. Combined with robust surfacing, improved drainage performance and modern electrical systems, these measures reduce maintenance requirements and whole-life costs. By delivering technically sound repairs alongside intelligent upgrades, CRL has helped extend the operational life of the Queensgate car parks while creating a safer, more efficient and user-friendly environment.
